After a slowdown, the real estate market in the 9th arrondissement is experiencing a new lease of life. Junot recorded a 56% increase in the cumulative value of its transactions in the first quarter of 2025. Buyer confidence, boosted by the stabilization of interest rates and a price correction of approximately 10% over the last three years, have favored this recovery. Junot, more than ever anchored in the heart of the 9th

At Junot, the average price observed in the 9th arrondissement currently stands at 12,500 €/sqm, compared to the average price of 9,650 €/sqm recorded by Paris notaries.

In some neighborhoods, negotiations are now more moderate, and some properties find buyers in a few days. "The market is reactivating, because buyers, encouraged by corrected prices (nearly 10% drop in three years) and a relative stabilization of interest rates, are returning with mature projects and more defined criteria" declares Benoît Michel, director of Junot Saint-Georges.

The most sought-after sectors: between safe values and confidential addresses

The streets adjacent to Rue des Martyrs, Place Saint-Georges, and Nouvelle-Athènes maintain strong demand, driven by discerning buyers seeking careful renovation, character, and a central and lively living space.

"The Rue Martyrs neighborhood remains a benchmark. The quiet streets in the immediate vicinity (Clauzel, Milton, Lentonnet, Manuel) are in high demand. Properties located in beautiful buildings on high floors, benefiting from lovely views, balconies, or high-end amenities, often sell for "High prices, sometimes without negotiation," underlines Elodie Lacarrière, director of Junot Martyrs.

Certain sought-after addresses, such as Avenue Frochot, Cité Malesherbes, or Avenue Trudaine, generate strong demand and immediate enthusiasm as soon as a property is put up for sale there.

The 9th arrondissement continues to attract more and more international buyers, particularly Americans. The neighborhood's appeal is reinforced by iconic locations such as Soho House, which contribute to its cosmopolitan image and attract an international clientele in search of the true Parisian art of living.

A more accessible 9th South, in full progression

"The south of the 9th arrondissement and the 10th arrondissement are attracting more and more people, particularly young and family-oriented customers, looking for an urban, dynamic and well-connected living environment. Even if its architecture is more heterogeneous, this district offers authenticity and quality a highly sought-after lifestyle" says Melvyn Gonclaves, director of the Junot 9th South agency.

Large properties with highly sought-after features (balcony, elevator, high floor, etc.) continue to find buyers quickly and at high prices. Conversely, properties with defects (ground floor, poor lighting) are seeing their perceived value drop significantly, and sales times are lengthening.
