To obtain a rapid estimate of the sale or rental price of your property, Junot provides a comprehensive estimation tool, free of charge. This enables you to deduce a price per square metre in line with the market and apply it to the surface area of your property. To do this, the online estimator takes all the sales recorded in the area of your property and weighs them against the criteria specific to your apartment or house.
A price per square metre that varies from district to district
The location of your property and the neighbourhood in which it is located are fundamental criteria to take into account when making an initial estimate of the price per square metre. Hence, districts located in the centre of the capital are those that tend to fetch the highest prices per m², in particular the Left Bank, the sought-after districts of the 6th arrondissement (Saint-Germain-des-Prés, Odéon, Notre Dame des Champs, etc.) and the 7th arrondissement (districts of Les Invalides, Saint-Thomas-d'Aquin and Gros Caillou…).
There may also be significant price disparities within the same district. Hence, in the 3rd arrondissement, a district like the Marais is less affordable than République. This phenomenon can also be observed in the 9th arrondissement (between Martyrs, Pigalle, Opéra and Clichy) and 10th arrondissement (between Faubourg Poissonnière, Boulevard Saint-Martin, Boulevard Saint-Denis, etc.).
Western Paris contains the historic bourgeois neighbourhoods, sought after by families looking for spacious Haussmannian apartments and popular schools, close to the exit routes from the city enabling them to escape to the countryside at the weekends. The 16th arrondissement is one of the largest districts in Paris, with significant price disparities between districts like Victor-Hugo, Trocadéro, Passy-la Muette and the Village d'Auteuil. The 17th arrondissement is also very diverse, with “”fashionable neighbourhoods like Batignolles alongside areas like Monceau, Ternes and Plaine-Monceau, offering a very different atmosphere.
The 18th arrondissement, to the north, is a world of its own, in which the gentrified districts of Haut Montmartre and Abbesses rub shoulders with districts that have remained more working class and affordable, such as the Ordener district, Square Clignancourt, and La Chapelle.
The success of Haussmannian apartments
The type of construction also impacts the price of an apartment in Paris. Haussmannian buildings are particularly sought after, both for their exterior characteristics (cut stone façade decorated with mouldings and cornices) and for their interior features (high moulded ceilings, fireplaces, parquet floors and presence of elevator). They are the embodiment of the Parisian charm and character so sought after by foreign buyers.
Old central Paris is also extremely sought after for its historic character.
Generally speaking, the materials used, the year of construction, the number of floors (which has an effect on noise and light), all constitute criteria to be taken into account.
The importance of interior finishes and the presence of an exterior
The presence of an outdoor space, preferably not overlooked (a balcony, a terrace or a garden) is rare in Paris and can add great value to your property, particularly since the lockdowns linked to Covid-19. Likewise, the use of quality materials, good insulation, plenty of natural light and a parking space are criteria often requested by buyers. They can even make or break a sale. All these criteria influence the price per square metre of your property.
The importance of a view and privacy
Finally, an exceptional view and a property not overlooked by another and/or overlooking a remarkable monument or a historic location are extremely sought after. Properties like this are rare (and expensive), and their valuation requires great expertise.
